Additional Property Attributes

The Former Rath Buildings (subject property) hosts an approximately 750,000-square-foot, 7-story building located in a mixed-use industrial and residential area at 1442, 1508, 1620, and 1656 Sycamore Street in Waterloo, Black Hawk County, Iowa, and currently used for cold storage warehousing. The subject property name refers to multiple buildings due to the various additions over the years; however, only one (partially dilapidated) building is present on-site. Historically, the Rath Meat Packing Company campus operated the subject property and adjacent properties from at least as early 1900 until 1984 as a meat-packing operation with cold storage warehousing. Crystal Distribution, Inc. acquired the subject property from the City of Waterloo following the liquidation of Rath Meat Packing Company and currently operates the property. Previous occupants of the property include Talleday Steel Pipe and Tank Company, Kelly Manufacturing Company, and the Waterloo Canning Company. A Phase I Environmental Site Assessment (ESA) and Phase I ESA Update were performed in 2021 and 2022, respectively, by HR Green, Inc. These ESAs indicate the currently subject property owner, Crystal Distribution, Inc. is interested in demolishing the present day building for future expansion. A Phase II ESA and Hazardous Materials Survey were performed in 2022 as part of a Targeted Brownfields Assessment (TBA). Results from the TBA indicate the presence of volatile organic compounds (VOCs), semivolatile organic compounds (SVOCs), total petroleum hydrocarbons (TPHs), and metals in soil and groundwater on-site; VOCs in soil gas; and asbestos and lead-based paint in building materials.
