The property is located at 2101 Court Street in Sioux City, Woodbury County, Iowa and consists of seven buildings, including one 5- to 7-story former hospital building, one former power plant, one maintenance shop building, one library, one garage, one shed, and one chapel. The property is comprised of 14.39 acres and one parcel. Boys and Girls Home Family Services currently owns the property and has shown an interest in redeveloping the property for mixed density housing. A Phase I Environmental Site Assessment (ESA) was performed on the property in July 2022, and identified multiple recognized environmental conditions relating to former, current, and potential petroleum use on and adjacent to the property and a previous mercury spill that occurred on the property. In September 2023, a Phase II ESA and Hazardous Materials Survey (HMS) were performed on the property. Results of the Phase II ESA and revealed semivolatile organic compounds in soil and volatile organic compounds in soil gas exceeding site screening levels. Results of the HMS revealed asbestos-containing material in the garage, library, former power plant and associated tunnels, chapel, and "Building 25," which is a south addition to the former hospital building; lead-based paint in all surveyed buildings on the property; and polychlorinated biphenyls in "Building 25."
