Additional Property Attributes

The Site is located in the town of Nixon, Washoe County, Nevada. Land use in Nixon is a mixture of low-density, single-family homes intermixed with commercial and institutional properties. The Site is a vacant lot that was used for changing motor oil and is referred to as the Oil Pit. This Site generally adjoins minimally vegetated vacant lots, residential dwellings, and commercial structures. The Oil Pit is a former residential property located on a 0.5-acre lot along South Hollywood Road. Approximately 1,800 square feet of burned area remains at the Site, which is now an open space property. The Oil Pit is adjacent to an agricultural field and residences are located approximately 500 feet to the east. Surface water, and presumably groundwater, drain into the nearby Truckee River, which is located approximately 600 ft west of the Oil Pit. The Oil Pit is located at a former residential property. A structure was observed in the area of the Oil Pit during the review of historical resources from the mid-1950s and the area was observed to be vacant during the review of historical resources from the 1970?s to the Present. The Oil Pit has been utilized for automotive maintenance including changing motor oil in vehicles since the 1970s until present day, and oil was routinely spilled or dumped on the ground. The historical use of the southern area of the Subject Property as an oil pit represents a recognized environmental condition (REC).
