Phase II investigation with surface soil, subsurface soil, and groundwater sample collection was conducted in November 2010 entitled "PHASE II ENVIRONMENTAL SITE ASSESSMENT REPORT FOR THE FORMER KONRADY OIL SITE GARY, LAKE COUNTY, INDIANA" The report was sumbitted to the following stakeholders: UNITED STATES ENVIRONMENTAL PROTECTION AGENCY Region V and City of Gary Department of Environmental Affairs 839 Broadway, Suite N206 Gary, Indiana 46402 In general, all future property owners and planned uses should comply with the regulations and guidance provided by IDEM to protect both human health and the environment. In addition, the Site owners may want to consider the following: � Given the likely future use of the Site for residential purposes, limited soil excavation may be required to address the surface soil exceedances. � The removal of the three ASTs, concrete containment structure surrounding the ASTs, and small metal structure pump house.

Former Use: Property was used by a coal and fuel oil reseller Konrady Oil and hazardous waste handling company Wonderbox, Inc., who at one time subleased a former building to someone for automobile repair. The Site contains three ASTs, a concrete containment structure surrounding the ASTs, and a small metal structure pump house. The Site is triangular in shape and is bordered by a railroad leeway to the north and east with residential properties beyond, by a church to the west with residential properties beyond, and by residential properties to the south. The Former Konrady Oil Site Site consists of parcels: 530 and 534 West 19th Avenue in Gary, Lake County, Indiana. The Site is approximately 1.38 acres in area, was vacant, and covered with gravel over most of the site with weeds around its margin at the time of the June 11, 2009, Phase I site reconnaissance. The Site contains three ASTs, a concrete containment structure surrounding the ASTs, and a small metal structure pump house. The Site is triangular in shape and is bordered by a railroad leeway to the north and east with residential properties beyond, by a church to the west with residential properties beyond, and by residential properties to the south.
