Additional Property Attributes

The location of the subject property and its proximinty to existing and previous gas stations and with the fact that previous subsurface investigations performed on the northwest adjacent property in association with an open LUST investigation documented high levels of petrolueum contamination in soil and groundwater and also the directional flow of groundwater towards the subject property, has given the clear indication for a potential impact of soil and/or groundwater to the subject property.

Former Use: The subject property as described previously is a rectangular shaped facility with a central located abandoned one story building which was constructed in 1928 and owned by 22 P Street, LLC. According to information provided by the District of Columbia Owner and Sales Information, 22 P Street, LLC, acquired the subject property on March 3, 2009. It was noted that the subject property was previously improved with two commercial row houses and a gasoline station. The address of the subject property changed from 21 Florida Ave., N.E. to 23 Florida Ave., N.E. in 1973. The location of the subject property and its proximinty to existing and previous gas stations and couple with the fact that previous subsurface investigations performed on the northwest adjacent property in association with an open LUST case that documented high levels of petrolueum contamination in soil and groundwater and also the directional flow of groundwater towards the subject property, has given the clear indication that the potential for all these to impact the subject property is considered high.
