Property Highlights

The property has been purchased using private redevelopment funds. Redevelopment of the property and implementation of the Remedial Action Plan is completed using a combination of private redevelopment funds and public CDBG funds.

Former Use: Assessor records indicate a building was constructed on the Site in 1926 and records confirm the Site was used by 1926 as an automobile filling station. Assessor records indicate filling station operations at the Site expanded through the second quarter of the 20th Century and suggest that at one time as many as five underground storage tanks, three fuel dispensers, and a drain pit may have been present at the Site. Use of the Site as a filling station appears to have ceased between 1950 and 1952 and in 1952 the Site was apparently occupied by a restaurant. Expansion of the ca. 1926 building occurred in 1954 and Site appears to have been occupied by a �Clothing Cleaner� by 1955 through at least 1962. The ca. 1926 building appears to have been razed in 1965 and the existing building constructed. The Site appears to have primarily been used as a retail center from at least 1966 through 1994, with a brief apparent vacancy from 1985~1987. A fire occurred at the Site in 2000 and caused damage throughout the interior of the building. The Site has apparently been vacant since then. The property record card used for the Site from 1936-1965 indicate that during that time, the property was transferred from Mary Schmidt to Louis S. Berkoff. According to records from the Wauwatosa Assessor�s office, Louis S. Berkoff retained ownership of the Site until his death in 1971, at which time the property was transferred to his wife Edith Berkoff. Edith Berkoff appears to have retained ownership of the Site from 1971 to December 27, 1996, when �Marshall R. Berkoff Edith Berkoff� transferred the property to Marshall R. Berkoff, Richard S. Berkoff, and Marshall R. Berkoff, Trustee. Ownership was transferred to Marbe, LLC on December 26, 1996 and then to Gerald J. Mehring and Nancy Mehring on August 28, 2008. Ownership was transferred to Mehring Management, LLC on September 30, 2008.
