Additional Property Attributes

The Phase II ESA was conducted to further investigate recognized environmental conditions RECs at the site as documented in the Phase I ESA. The field investigation was performed from September 26, 2010 through September 29, 2010. The contractor collected 57 samples from 29 locations. The samples were collected at locations and depths described in the Sampling and Analysis Plan SAP and analyzed for the constituents described in the SAP. Deviations from the SAP are described in this report. VOCs, SVOCs, and PCBs were not present above the analytical laboratory method detection limits in samples collected from the borings. The following PAH constituents were present in soil at concentrations above the applicable analytical laboratory method detection limits MDLs but below the applicable State of Arizona residential Soil Remediation Levels SRL for the 1x10-6 cancer risk in soil samples: � SS-1-2: Pyrene � SS-2-2: Pyrene � SS-7-1: Pyrene � SS-8-1: Benzoaanthracene, Benzoapyrene, Chrysene, Fluoranthene, Phenanthracene, Pyrene � SS-13-1: Pyrene At least one RCRA 8 metal constituent was present in each sample collected. Arsenic was found at a concentration above the applicable State of Arizona residential and non-residential SRLs of 10 mg/kg in the following samples: � SS-5-5 � SS-5-10 � SS-6-3 � SS-7-1 � SS-8-5 � SS-9-5 � SS-10-3 � SS-24-10 � SS-25-10 Lead was found at concentration above the applicable non-residential SRL of 800 mg in sample SS-16-1. Allwyn Environmental conducted the Supplemental Phase II field investigation on November 11, 2010. Allwyn Environmental collected 24 samples from 12 locations. The samples were collected at locations and depths described in the Sampling and Analysis Plan SAP and analyzed for the constituents described in the SAP. Deviations from the SAP are described in this report. PCBs were not present above the analytical laboratory method detection limits in samples collected from the borings. Arsenic was found at a concentration above the applicable State of Arizona residential and non-residential SRL of 10 mg/kg in the following samples: � SS-30-5 � SS-31-5 � SS-33-5 � SS-34-5 � SS-35-5 � SS-36-5 � SS-36-10 � SS-37-5 Based on the results of the Phase I ESA and Phase II ESA, remediationof soil containing concentrations of lead and/or arsenic may be required.

Former Use: The subject property was used as an automobile salvage yard from the 1950s until the 1980s. Between 1983 and 1988, two structures were constructed on the subject property and Shott�s Radiator Repair began conducting operations from the facilities until sometime between 2003 and 2007. Currently, American & Foreign A & F Auto Glass conducts operations from the two structures that occupy the subject property. The subject property is enclosed by fencing and accessible from the 3rd Avenue entrance.
