Additional Property Attributes

The City of South Haven requested support from the VBCBRA to conduct due diligence activities on behalf of the City in support of their proposed receipt of the subject property as a donation. The City of South Haven desired to acquire the parcel in support of their existing Van Buren State Trail Park development. The subject parcel is strategically located at the head of the adjacent trail and would serve to support trail activities as a potential parking area or recreational area. Preliminary concerns were identified regarding potential historic agricultural activities and the potential presence of fill material on the site. Phase I ESA activities and the completion of a ground penetrating radar GPR geophysical survey of the former building foundation area did not identify recognized environmental conditions. Therefore, a Phase I ESA was issued on behalf of the City of South Haven indicating that no further assessment of the subject property was warranted.

Former Use: The subject property consists of 2.1 acres of vacant land. Historic data sources indicate the site may have been utilized for the staging of vehicles in association with landscaping/gravel trucking activities located on an adjacent off-site parcel. A small structure historically located on the proprety may have been utilized in support of rail road activities associated with an adjacent abandoned Chesapeake & Ohio line. Property ownership information available through the South Haven Township Assessor�s office indicates that Richard and Helen Macholtz sold the subject property to the Richard Macholtz Trust in April of 1992. The Richard Macholtz Trust subsequently sold the subject property to Bob and Diane Tyler in May of 1997. The property was subsequently purchased by Olson Brothers Contractors on February 9, 2001. Brickman Real Estate, LLC acquired the property from Olson Brothers Contractors on February 26, 2001. The City of South Haven acquired the site from Brickman Real Estate on XX.
