Additional Property Attributes

The Kansas Department of Health and Environment (KDHE) conducted a Phase I Brownfields Targeted Assessment (BTA) at Choctaw North Lot in Leavenworth, Kansas. The BTA was conducted for the City of Leavenworth for a property with environmental uncertainties that is proposed for redevelopment. In addition, due diligence of the lots was necessary since property acquisition or a property swap of lots may occur between the City and redeveloper. Based on the Phase I report (January 2012), �Recognized Environmental Conditions� (RECs) were initially identified as potential petroleum contaminants and hazardous substances associated with the historical ownership of the property by Great Western Manufacturing. In particular, heavy metals and PAHs were the contaminants of concern on the property from past operations. A Phase II was conducted on February 8, 2012. One soil and one groundwater probe were conducted on the property. Soil and groundwater samples were submitted for metals and PAH�s. The groundwater sample was field filtered to report dissolved metal concentrations. Based on the results from the investigation, contaminants of concern were not detected above risk. Further assessment or cleanup is not warranted. The City has adequately completed the due diligence process through the Kansas Brownfields Program and the property is cleared for reuse/redevelopment
