Additional Property Attributes

The development property is located in Census Tract 626 Block Group 4 and according to the 2000 Census, this block group exhibits the most pervasive level of poverty in both the City of Cocoa and Brevard County. The block group maintains a poverty rate of 56 percent. In addition, the block group maintains an unemployment rate of nearly 20.5 percent. The Housing Authority of the City of Cocoa operates two public housing complexes on the development property currently. The Peter Young complex (FL19-2) was developed in 1953 and nine buildings house 26 family units and 25 elderly units. The Brockington House complex, also developed in 1953, contains 60 family units. The Housing Authority is seeking to completely demolish the existing units and redevelop the property with 25,000 square feet of commercial space, 48 elderly housing units (low-income) and 60-70 affordable single family homes for first-time home buyers.
