Additional Property Attributes

The subject property consisted of undeveloped and consists of woodland vegetation. The majority of the subject property consisted of dense woodland that would confirm that the property has been undeveloped. Portions of the subject property were clear-cut in preparation for future development as a residential subdivision. An unimproved two-track road was also located on the subject property. The two-track entered the subject property from Inman Road at the east side of the property and circled through the central portion before ending on the western side of the subject property at Iris Creek. The two-track did not cross Iris Creek at the west side of the property. OMPC also noted the presence of a groundwater monitoring well (MW-13) located near the northwest corner of the subject property. This groundwater monitoring well is reportedly for the monitoring of the groundwater conditions associated with the former Mason County Landfill located to the south and west of the subject property. As previously discussed, the presence of the Former Mason County Landfill located to the south and west is an REC in connection with the subject property. A Development Feasibility Study (DFS) for the Stern Valley Estates was also conducted to evaluate the potential for development of the subject property. An evaluation regarding potable water options for the subject property was also completed.
