Former Use: The Leslie the Cleaner Site is a locally owned commercial dry cleaning establishment (at 301 N. Lincoln Avenue, Loveland Colorado 80537) which sits on a .11 acre (approximately 4,800 square-feet) developed lot. The single story building itself is 2056 square feet, and was built in 1945 and remodeled in 1953. The site operated as a filling station until the 1970�s, when it was converted to a dry cleaner. The site is currently owned by Ralph Steigleder, and Mr. Steigleder continues to operate a commercial dry cleaning business from the Site. Mr. Steigleder has reported that prior to his ownership (1983), there were at least four (4) other owner/operators of this dry cleaning establishment. The Site is not listed or proposed for listing on the National Priorities List; however, there is known contamination in the form of perchloroethelyene (perc) and its degradation products. The City of Loveland has established a contract to purchase the land (to include the building) and desires to raze the building and remediate the site within the guidelines of the State�s Voluntary Clean up Program so as to eventually re-develop the site into mixed use (combined parking/commercial-retail/residential) facilities. The desire to re-develop the site is based on a broader revitalization effort occurring in downtown Loveland. Upon Site acquisition, all dry cleaning operations will cease, and the City will begin implementation of the remediation strategy.
