Additional Property Attributes

As discussed in the results section, the samples collected from both soil and groundwater did not indicate the presence of detectable concentrations of compounds that would require regulatory action. The detected metals in site soils were below regulatory limits and are likely the result of naturally occurring conditions from minerals in the soil. The groundwater data did not indicate the presence of a release from the former printing operations or from the off-site former service station. Based on this data, no further actions to evaluate the soil or groundwater quality conditions for this site is recommended, unless additional historical information is presented that would compel the need for additional work. No restriction on site development exists based on the results of the Phase II ESA results. Therefore, site re-development can proceed without restrictions.

Former Use: The Site is located on seven parcels, on the southeast corner of the intersection of N. 4th Street and Red Cross Street. The Site is in the downtown area of Wilmington. Other surrounding properties are residential and commercial. According to Sanborn� fire insurance maps, the Site was developed sometime prior to 1898 and was originally residential. Surrounding properties have consisted of residential and commercial from 1898 to present. The Site was historically operated as a printing company from 1963 until 2007. It is currently occupied by a brick building and parking areas
