Additional Property Attributes

The subject property consists of two separate parcels of land located in a commercial and industrial area along Indian Creek. The two parcels of the subject property lie directly north and south of one another and are separated by a distance of approximately 700 ft. The south parcel is used as an automobile salvage yard and the north parcel is an undeveloped field. The site will be redeveloped as a river buffer zone to protect the Big Blue River. Soil samples of the south parcel contained VOCs, SVOCs, TPH-GRO, TEH, cyanide and RCRA metals; only PAHs, arsenic, and cadmium were above NDEQ VCP RGs. Groundwater samples for the south parcel contained PCE, TPH-GRO, TEH and RCRA metals. The only contaminants that exceeded NDEQ VCP RGs for groundwater were VOCs, arsenic, chromium, and lead. The contaminants identified in soils are likely attributable to background conditions, past on-site operations, and the existing and former railroads adjacent to the subject property.

Former Use: The subject property has been under its current ownership and use since approximately 1976 by D&L Investments Company. South parcel had been used for residential purposes.
