Additional Property Attributes

Given the historical urban nature of the Site vicinty, numerous sources of residential impacts to soil and groundwater in the Site vicinity exist. Based on the adjoining nature, databese listings, observed facility conditions at the time of Site reconnaissance (ie surficial spilling, stormwater management pond adjoining the Site with staining, stressed vegitation, poor housekeeping), this facility is considered a REC. If future development plans involve building demolition and Site re-development with excavation, impacted soil and groundwater may be encountered, which could require special hanling and disposal and ultimately increase construction budgets.

Former Use: This SIte consist of the property located immediately northeast of the intersection of Second Street SW and S Street, SW. within the Old City 1 neighborhood and areas to the north, east and south are zoned matter-of-right residential, commercila, recreational and light industrial. Properties to the west are zoned matter-of right high density residential, commercial and certain light industrial development in waterfront areas and/or not yet zoned. The site consist of one, story structure with associated shed and storage containers and is currently used as the Capital Bikeshare maintenace and distribution center. The city directory review indicates the Site has been in use since at least 1964 and was occupied by various tenants from 1964 to the present with light-commercial enterprises in nature. These commercial purposes include the Corinthian Yacht Club, the Credit Union, the Washington Deliveries in the 1964 to the Enrique Lyon in the 2006 and the the current tenant, The Capital Birkshire, from the early 2013. The Capital Birkshire uses the facility as a distribution and maintenace facility for the fleet of bicycles that are circulated around the Washington DC metropolitan area. The majority of the parcels surrounding the Site were residential in nature until the 1950s when the area became primarily industrial in nature. It is interesting to note that while the facilities to the north of the Site are mostly commercial, facilities to the west have primarily develoiped into govermental in nature. The Site is currently owned by Rollingwood Real Estate LLC Venturehouse Group.
