Additional Property Attributes

The Property is comprised of a single parcel of land within the northeast quarter of Section 26, Township 12 North, Range 3 West. Sewer, water, fiberoptic cable, and electric utilities are known to service the vicinity of the Property. Property is comprised of a vacant 0.16-acre tract of land within a residential neighborhood. The Property is nearly level. Drainage from the Property area is controlled by a collection system. The general topographic trend indicates higher elevations west of the Property and lower elevations towards the east and southeast. The Oklahoma River is located approximately 1.8 miles southeast of the Property. The Property elevation is approximately 1,222 feet above mean sea level (MSL). The Property is currently defined as being outside of the 100-year floodplain by FEMA. The Property�s geology consists of Permian-age sedimentary rocks. Soils at the Property are classified as �Urban land�.

Former Use: Historical sources indicate the Property was first developed as a residential dwelling prior to 1940. The dwelling was razed in 2008.
