Additional Property Attributes

The entire Antiguo Colegio Ponce�o de Varones Site includes five properties that cover a total of 8,843 square meters. At present the site includes five abandoned structures, these are: 1. Former priest house (Brother�s House) and cafeteria: At present only the fa�e and building ruins remain onsite. 2. San Jos�uilding and Gym: Both the San Jos� three story building that used to be the former student residence and the gym structures cover an area of approximately 512 square meters. 3. Serra Hall and southern (first) basketball court: These structures at present are in ruins. The Serra hall structure used to include classrooms, administrative offices and the school theater. 4. Northern basketball court: 5. Property registered under cadaster number 389-063-452-11 was occupied once by the residence of the family who cared of the Brother�s House.

Former Use: The Antiguo Colegio Ponce�o de Varones was an all male school abandoned in the mid 1970s when the educational institution moved to a new location. Since then it has been described by the residents of Ponce's Historic Ward as a public nuisance and a refuge for drug users & homeless people. The property referred as reference for the entire Antiguo Colegio Ponce�o de Varones property belongs to Mr. Luis Alberto Le�n Villot and Mrs. Rosa Mar�Torres Rodr�ez located at # 65 Comercio Street property. July 1927 - The site was purchased by Mrs. Hortensia Arribas Villoch for the purpose of transferring it to the Catholic Church to build a school for children there. She paid contributions 1927-28 to June 30 1928. The deed of sale in favor of the Catholic Church, Diocese of Ponce, was signed on 23 April 1928 and registered in the Land Registry. The parcel owned by the Villot family corresponds to the parcel 389-063-452-57 were the former �Brothers House� is located. This property is located in the north section of the school property along the Comercio Street. East of the Villot property along the Comercio Street the parcel with cadaster number 389-063-45258 was owned in 2005 by Mr. Jaime Bou. Next, to the east of the property owned by Mr. Jaime Bou, the name of the owner of what used to be the house owned the family that cared of the Brother�s house is unknown. This property is registered under cadaster number 389-063-452-11. The parcel registered under cadaster number 389-063-452-56 located west of the Villot property along the Comercio street belonged in 2005 to Mr. Miguel Porce II. At present the San Jos�nd gym buildings are located. The fifth and largest parcel with cadaster number 389-063 13 452-56 is located south of the Villot property and was identified to be owned by the Taboada Sucesion.
