Additional Property Attributes

The target property is comprised of a two-story abandoned hotel and apartment building that was constructed in approximately 1919. The wood-d building is constructed with plywood sheeting and faux brick tarpaper. The building has a flat built-up roof and the flooring on the interior is unknown. The Phase II ESA Building Materials Inspection identified 10 ACM in the building including 9 inch tile, 12 inch tiles, carpet adhesive, mastic, boiler breaching, and air cells. Condition of ACM was observed to range from poor/deteriorated to good/intact.

Former Use: The property is in a good location on the main commercial street (Johannes Ave.) of Big Sandy, only two blocks from the busiest intersection in Big Sandy. According to John Field, a long-time Big Sandy resident, the Big Sandy Hotel building was renovated in the 1990s and converted from hotel rooms to apartments by Vern Richter. The building has been vacant for approximately 20 years and is in a current state of disrepair. Proposed redevelopment includes sale/donation to the Town of Big Sandy, demolition to remove the blighted, structurally unsound building frequented by trespassers who use the site for consumption of alcohol and illegal drugs. After demolition and removal of blight, the Town will seek to sell the property to a private party for redevelopment. The building was built during a time when asbestos and lead-based paint were common in building materials. Future demolition and redevelopment is likely to disturb materials containing these hazardous constituents. Current site owner is Myers Investments LTP Partnership, 5635 E Lincoln Dr. #16, Paradise Valley, Arizona, 85253. The property was acquired from Whispering Winds Property LLP on December 31, 2003.
