Additional Property Attributes

The community benefits in favor of cleaning up the Ocean Way Motel property include the removal of blighted structures that reduce the tax base, erode property values and pose health and safety risks to the local community. Because the area can no longer rely on local renewable resources such as timber and commercial fishing, the community has now turned to tourism. Lack of quality architecture combined with blighted conditions does little to promote vacation stays in our area. Poor aesthetics also limit the desire to develop nearby or adjacent sites. Lack of revitalization and new development combined with these blighted parcels create an undesirable place to live and work. As the Ocean Way Motel buildings were constructed circa 1960's, asbestos-containing materials and lead-based paint are present at the Site. Motel operations ceased prior to the transfer of ownership to the Tribe and the buildings were left vacant and they rapidly deteriorated. Although the Tribe has taken proactive steps to maintain and secure the Site to the best of their ability, the property continues to suffer from illegal trespass, vagrancy, graffiti, and other dangerous conditions. The Ocean Way Motel site is located on US Hwy 101 which funnels tourists and visitors into the Crescent City area from the South. This site is very visible and is one of the first structures that motorists see as they descend down Crescent Hill and into the city. The blight sets a poor tone for both the city and the Tribe.

Former Use: The Site, known locally as the Ocean Way Motel, is located approximately one mile southeast of the City of Crescent City, California on the east side of US Highway 101. Nearly half of the approximately 2-acre subject property is developed and contains seven standing structures (all related to the Ocean Way Motel) and paved parking areas. A total of seven vacant structures are situated at the Site � two residential structures, four commercial/residential structures, and one garage/storage structure. The two residential structures include a 1,344 square-feet (ft2) residence and a 1,040 ft2 residence, built in 1952 and 1950, respectively. The third, fourth, fifth, and sixth structures comprise a 2,460 ft2 motel, consisting of 11 units with a carport attached to each structure and built in 1950. The seventh structure is a detached garage located north of the motel, approximately 1,000 ft2 in size. The subject property is supplied with water by an on-site domestic well located in the carport of the third structure. The subject property is equipped with an on-site septic system.
