In 2023, a Vapor Intrusion Evaluation study determined that continued SSDS monitoring and evaluation was necessary.

The prospective purchaser is Brattleboro Area Community Land Trust (BACLT). BACLT is proposing to purchase the property and renovate it into residential units. (PPF attached to QR 10, 1/1/06-3/31/06) The WRBRI has done Phase I and II work on other parcels that were part of this factory complex. Contaminants of concern found on those portions of the complex include arsenic, lead, and PAHs at elevated levels. The Brattleboro Area Community Land Trust is looking to perform all appropriate inquiry into the previous ownership and uses of the property. The Brattleboro Area Community Land Trust is proposing to purchase the property and renovate it into residential units. (PPF attached to QR 11, 4/1/06-6/30/06) The BACLT proceeded with a Phase II utilizing their funds. This was due to the grant did not have enough funds to cover the Phase II and the purchaser could not wait until additional funds were available under the next cooperative agreement. (PPF attached to Final Report, 10/1/03-9/30/06) The site was evaluated by Brattleboro Community Land Trust and the Vermont Hazardous Sites List has the following information about the site: Basketville - Brattleboro - - -34-68 Birge Street - - -Brattleboro - - - Prospective buyer Site Investigation by ECS, identified impact by Arsenic, PAHs, and Trichloroethene, to surface soil, subsurface soil and groundwater. CAP to address surface soils and soil vapor intrusion, approved and implemented. Post Cap report 7.08. Operation and Maintenance Plan and Institutional/Engineering Controls are in place. Regular monitoring and reporting schedule is in place. The site was redeveloped into offices for Windham Housing Trust (formerly known as Brattleboro Area Community Land Trust) and 29 units of affordable housing.

Former Use: From 1870-1960, the subject property was owned by Estey Organ and used to manufacture organs, primarily reed organs. The property, since 1966, has been occupied by Basketville. The property has been used as a warehouse and/or manufacturing facility by the following businesses: Estey Organ (Organ Manufacturing) Daly Brothers Shoe Company, Spalding Brothers Manufacturing Company (baseball and/or tennis racket manufacturing). Minshall-Estegy Organ, Alan S. Browne, Inc. (book printing and binding), Basketville, Inc. (wicker staining and warehousing), and other short term tenants.
