Additional Property Attributes

According to results of a 2012 Phase 11 investigation of the Subject Property, soil and groundwater on the Subject Property have been impacted by petroleum and chlorinated solvents. It was noted that at least ten former USTs were historically located at the site and the potential exists for abandoned USTs to be present on the Subject Property. Historical resources indicates that the existing structures were constructed between 1928-1931 and have historically been occupied by automotive repair facilities from the early 1960. This provides a platform for the Subject Property to be classified as a REC.

Former Use: This property is located on the north side of Benning Road, N.E, approximately 60 feet east of the intersection with 17th Street, N.E., in Washington DC. It is currently occupied by Capital Auto Sales, Inc, a used car dealership, and is improved with an office building, automotive service garage and concrete paved lot. Historical resources indicates that the existing structures were constructed between 1928 and 1931 and have historically been occupied by automotive repair facilities from the early 1960's until the present day but from the time of construction until approximately 1959, it was occupied by a gasoline station and/or fuel distribution center. The Subject Property is located in a residential and commercial area in Northeast Washington DC and is bordered to the north and east by single family residences, to the west and northwest by an undeveloped, unpaved lot and to the south by an apartment building. Vehicular and pedestrian access to the Subject Property is restricted by chain-link fencing that surrounds the site and is mostly covered by site structures and paved parking lot, except for the northern edge of the site which is covered with weeds and brush. Utilities available to the Subject Property include electric, natural gas, telephone and public water and sewer. Soil on the Subject Property is identified as the Urban Land association.
