One REC, an undocumented UST, was indicated by a fill port in the basement of #304; closing and soil sampling is recommended. Three non-scope concerns were reported: based on 1890 construction, 3 samples were done on plaster, plaster skim coat and one pipe penetration packing in basement were completed using PLM; No traces found F&R recommends a complete asbestos survey and TEM testing. Paint (lead) issues were not identified since the structure is currently used by non-residential uses.

Additional Property Attributes

This is a o.125-acre, rectangular site with an approx. 13,500 SF three-story building with a basement. It was constructed in the 1890's. The #300 basement is now a night club and theater, The first floor contains Eureka, a camp for children. The second and third floor are currently used for apartments. #304 is currently vacant. The structure appears to be dated since 1890's. Subsequent uses include a shoe company, clothing store, furniture store, city directories, restaurant, offices, hair braiding and a general merchandise store.

Former Use: Ownership prior to 1988 is not known. Property purchased 9/14/1988 by Toksun J. Chong (no name listed for grantor). Property purchased by 300 East Broad LLC from Toksun J. Chong on 10/22/2002. Property purchased by The Mark on Broad LLC from 300 East Broad LLC on 6/26/2013. The building is a three-story structure with a finished basement.
