Additional Property Attributes

Former Use: The subject property consists of five parcels of land (Tax ID# 56842240100100, 56842240100200, 56842240100300, 56842240100400, 56842240100500) measuring approximately 0.89 acres and located in the Southeast � of the Southeast � of Section 22, Township 56 North, Range 84 West, in the City of Sheridan, Sheridan County, Wyoming. The subject property were five vacant lots during site reconnaissance and are located directly west of the Burlington Northern Santa Fe (BNSF) Railroad, east of Broadway Street, north of East 6th Street, and south of East 8th Street. First Choice Builders, LLC currently owns the subject property. The parcels have been vacant according to historical records, except for the storage of four train cars on railroad spurs between 1994 and 2014. The usage of the subject property and the adjoining parcel to the east for railroad operations is a Recognized Environmental Condition (REC). Former use of the subject property as spur in a rail yard is likely to have resulted in impacts to soil, soil vapor, or groundwater due to treatment of rail ties with wood preservatives or other releases of petroleum or hazardous substances associated with rail use. The property is not a VRP/VCP site.
