Additional Property Attributes

The site is zoned Heavy Manufacturing and Industrial. All detected contaminant concentrations (VOCs, RCRA metals) were below applicable state standards. A pre-demolition asbestos survey indicated non-friable asbestos in good condition and 2 SF of friable asbestos on good condition. Since the assessment the site is in productive use again and is leased to a metals recycling business employing six people.

Former Use: The site is zoned Heavy Manufacturing and Industrial.The western portion of the site was developed as a beef rendering facility by 1939. The main building was added to the site in 1955 and was used as a packing plant and cold storage up to 1993. The office building was added to the site in 1983. From 1997 to late 2012 the site was used by a trucking company and for truck maintenance. From then on the site sat vacant. Previous site owners include: Monte and Mary Smith (1998), Arvada Land and Development Co. (1997), Western Valley Processing Company (1990), Western Valley Packing Company (1985), F.F., Inc. (1975), Banker�s Life Insurance Company of Nebraska (1960), Mead Feed Corporation (1959), Scottsbluff Packing Company (1958), Cook Livestock Company (1953), Scottsbluff Rendering Company (1937), Sams-McCaffree Company (prior 1937), and private individuals.
