Additional Property Attributes

Former Use: The property consists of one parcel of land (Parcel ID # 56842621400100) measuring approximately 1.59 acres and located in the Southwest of the Northwest of Section 26, Township 56 North, Range 84 West, in the City of Sheridan, Sheridan County, Wyoming. The subject property has been vacant since 2014, when previous owners Joe and Sue Lytton closed Sheridan Iron Works, which had been an operational metal working shop on the property since after the end of World War II. Prior to a metal working shop, the subject property had been an operational foundry since 1910. Prior to 1910, Sanborn Fire Insurance maps indicate the property was undeveloped vacant land that does not appear to have been farmed. Small quantity containers of oil, cleaners, petroleum-based fluids, paint and painting chemicals, petroleum, and hazardous materials were observed inside the buildings during the site reconnaissance. Two 55-gallon drums partially filled with unknown contents were observed within the main storage building. Evidence of leakage from these drums was observed including oil staining on surrounding soil and stressed vegetation. The Way Oil property situated northwest of the subject property at 420 Crook Street has been occupied by a bulk petroleum storage facility. A release of approximately 1,500 gallons of unleaded gasoline was reported to the Wyoming Department of Environmental Quality (WDEQ) in December 2014. The storage of petroleum fluids in 55-gallon drums on the subject property and observed leakage of fluids from these drums is considered a REC. The operation of bulk petroleum storage facilities on adjoining properties located at 420 Crook Street and 303 N. Broadway Street, both of which have confirmed petroleum releases reported to the WDEQ, is considered a REC. The historical use of the subject property as a foundry and metalworking facility since the early 1900s is a considered a REC The property is not a VRP/VCP site.
