Additional Property Attributes

Former Use: The Subject Property is an approximately 4.3-acre parcel located between the Winooski River to the south and east, a railroad right-of-way with a single set of tracks to the north, and by commercial properties to the west, at the end of Granite Shed Lane. No buildings are located on the Subject Property. Access to the Subject Property is provided by a grassy access road (easement) that connects the Subject Property to Barre Street via a deeded commercial rail crossing. The Subject Property was part of the Sabin Farm homestead prior to 1943, when the Subject Property was sold to the ancestors of the current owners by the estate of Jessie M. Sabin. Prior to 1968 the Subject Property was an open hayfield or pasture. The Subject Property has been used as a hay field by the owners since the end of filling operations in the 1990s, and is occasionally mowed. Between 1968 and the 1990s the Subject Property was filled so that the current elevation of the upper field is approximately 10-15 feet higher than the pre-1968 surface grade. Fill material was brought to the Subject Property by various contractors and may have included ledge from the Vermont State House expansion project, granite grout from local stone sheds, stormwater separation projects in the 1980s, and residential cellar excavations.
