Additional Property Attributes

Former Use: Historical topographic maps and aerial photographs indicate that the property was undeveloped in 1917 and 1953. The first use or development of the property appears to have been in 1961 when the Western Hills Motel was constructed. Due to the age of the Property buildings asbestos containing material (ACM) is potentially present; however, an ACM assessment was not completed as part of this Phase I ESA. ASTM E1527-13 includes an exclusion for ACM products in buildings where the undisturbed ACM products if left in place will not result in the release of hazardous materials products to the environment. Considering that the Buyer under contract intends to demolish the Property buildings, Stantec recommends that an asbestos assessment should be conducted to evaluate the presence of ACM in the buildings.
