Additional Property Attributes

The building is a vacant and blighted property along the main corridor through Valier, MT (Highway 44). The current owner would like to sell the property, allowing for its redevelopment by a new owner; however, the property sale has been inhibited due to suspected petroleum, asbestos, and lead-based paint impacts at the property. There is no documented petroleum release on the property. Former Use: The target property is generally flat and includes a single-story mechanic?s shop and former gas station on the northern border of the property. Also present on the property are numerous sheds, a motorhome, camper trailers, numerous vehicles and tractors, and various car parts, equipment, and debris located to the east, west, and south of the gas station. A small gravel parking area is present north of the former gas station. The southern portion of the site is covered by vegetation and grass, with a large concrete area in the center of the property. Roy Davis purchased the property in 1972 or 1973. It was a Texaco station prior to the purchase. Roy operated the property as a gas station and mechanic?s shop. Two USTs were reported to be utilized on the property and, according to Mr. Davis, were removed in the 1980?s when the state widened the highway. Prior to the tank removal, one UST was located in front of the store door and one UST was located in front of the large garage door leading into the mechanic?s garage. One pump was reportedly present at the pump island, which was located directly outside the store door.
