Additional Property Attributes

The subject site is listed as an active leaking underground storage tank (LUST) site and is listed on the Nebraska Petroleum Remediation Trust Fund Priority List. A Phase I Environmental Site Assessment also revealed the location of a used car dealership on historical aerials between 1953 and 1977. The structure was west of the current food barn building and appears to have been demolished by 1999. In addition, a former maintenance bay with floor drain is present within the food barn building. An asbestos survey and lead-based paint screening were completed for the food barn. No asbestos-containing materials or lead-based paint were detected. A Phase II Environmental Site Assessment was conducted to assess for any subsurface contamination in relation to the LUSTs, the former car dealership, and the maintenance bay. Benzene and naphthalene were detected in soil in concentrations above the Nebraska Department of Environment and Energy (NDEE) Voluntary Cleanup Program (VCP) Remediation Goals (RGs) for residential soils protection of groundwater. Arsenic was detected in soil above the residential NDEE VCP RG but below the natural background concentration for Thurston County. Groundwater underlying the property is highly contaminated with petroleum hydrocarbons. Diesel No. 2 was detected in concentrations of 771,000 and 529,000 micrograms per cubic meter - well above the NDEE Risk Basked Screening Level (RBSL) of 10 micrograms per cubic meter. Gasoline has no established RBSL; however, one groundwater sample detected gasoline at a concentration of 837,000 micrograms per cubic meter. Benzene and ethlybenzene were detected in soil gas near the fueling island in concentrations exceeding the NDEE VCP RGs for residential properties. Cleanup or other remedial measures to protect human health and the environment are recommended prior to redevelopment.

Former Use: The property has historically served as a gas station, grocery store, and used car dealership. The site contains two 1000 gallon underground storage tanks that have not been permanently closed or removed from the property. This resulted in a Notice of Violation issued to the potential responsible party in July 2002.
