Additional Property Attributes

Comprised of approximately one acre. the property is located at the Northwest corner of the intersection of 130th Street and Goldfinch Road in Horton, Brown County, Kansas. The property contains an auto mechanic shop building and two sheds, one in the southwest area of the property and one near the north property boundary. Historically, the property has hosted a farm, a junk yard, and an auto repair shop. The Kickapoo Tribe in Kansas is the current owner and has shown interest in developing the property; however, specific future re-use plans have not yet been determined. A Phase I Environmental Site Assessment (ESA) was performed at the property by GSI Engineering, LLC in November 2021. The Phase I ESA revealed the following Recognized Environmental Conditions (RECs): 1) The historical activities associated with the on-site auto mechanic shop (REC); 2) the potential releases associated with historical fumigant use associated with former grain storage (REC); and 3) continued practice of illegal dumping on the property (REC). A Phase II ESA was completed in July 2023 and revealed the presence of contaminants exceeding Brown County background concentrations and/or regulatory screening levels n soil (arsenic, cobalt, iron, manganese, and vanadium), soil gas (benzene), and building materials (asbestos). Further, contaminants detected below regulatory screening levels in soil included volatile organic compounds, semi-volatile organic compounds, and petroleum hydrocarbons. Groundwater was not encountered at the property; therefore, no groundwater samples were collected or tested. Asbestos was identified on the property in black caulk (auto mechanic shop), black sealant (former grain silo base), and silver sealant (former grain silo base). No lead-based paint (LBP) or polychlorinated biphenyls (PCB)-containing caulk was identified on the property.
