Additional Property Attributes

Former Use: The subject property encompasses approximately 0.14 acres in Douglas's downtown area and sits at an elevation of 4,819 feet. The first known use of the subject property is an ice cream shop, which comes from a Sanborn Fire Insurance map dated 1894. From 1903 - 1912 the subject property had been occupied by several businesses including a meat store, billiards, furniture store, confectionery store, office, grocery warehouse in back, and general store. From 1920 - 1944 the property was used as a bank and clothing store, and in 1950, it was used for the law offices of C.O. Brown and Emil Rohll and contained the Rohll Clothing Company. By 1995, it had been occupied by a radio broadcasting station (KKTY Radio) and dry-cleaning facility (Four Seasons Cleaners). The last record for the dry cleaner is an inspection report from 2001, indicating at least six years of operation. A Historic Architecture Inventory Form indicated the building was erected in 1913, however, Sanborn Fire Insurance maps show the property was used as early as 1894. During the site reconnaissance, it was revealed the property experienced a fire around the year 2000 and has been vacant ever since. Currently, the property consists of a fa�e front, chain link fence in the back, and vacant interior containing grass, weedy vegetation, and leftover concrete slabs. The eastern adjoining property is listed as a historic dry-cleaning facility, starting as early as 1986 and is still currently being operated as such. Although WDEQ recognized that this property operated as a dry-cleaning facility, they indicated that they had no pertinent records.
