Additional Property Attributes

PPM Consultants, Inc. (PPM) was retained by the Three River Planning and Development
District (TRPDD) to conduct a Phase I Environmental Site Assessment (ESA) of the Ram
Golf at 255 Industrial Drive in Pontotoc, Mississippi. The purpose of this assessment was
to identify recognized environmental conditions (REC) in connection with the property by
means of interviews, review of record information, and site reconnaissance. The
environmental assessment was conducted in conformance with the scope of the American
Society for Testing & Materials (ASTM) International Standard Practice E 1527-13.
PPM conducted the site reconnaissance on April 1, 2021. The immediate surrounding area
use is majority industrial and with one residential property to the south. Residential
developments are located further west and south of the property. The property was
generally undeveloped from at least 1925 to 1966 when it was developed as the Ram Golf
manufacturing facility with the current industrial structure. The structure was used as
Taylor Made Golf and Ram Golf manufacturing from its initial development until at least
2009. The surrounding industrial park was first developed in the 1960s and has continued
to expand to the east and south. The City of Pontotoc is located to the south of the
industrial complex.
This assessment has revealed no evidence of RECs in connection with the property except
for the following:
� Historical use(s) of the property prior to current use.
- Taylor Made Golf/Ram Golf. Through an interview with the client, it was
discovered that the property was first developed in 1966 as the RAM Golf
manufacturing The Environmental Risk Information Services (ERIS)
Database report identifies the property as having been a Resource Conservation
and Recovery Act (RCRA) Large Quantity Generator (LQG) of corrosive
waste, mercury, halogenated, and non-halogenated wastes from 1990 to 2000.
The property was listed as a non-generator in 2004. The property has been the
subject of an administrative order and violation. The 2000 city directory shows
the property to be identified as the Taylor Made Golf facility and was listed as a
golf ball manufacturer until 2009. The manufacture of golf balls requires
various machinery and chemical processes. The machinery oftentimes utilized
hydraulic processes and require oils and/or fuel to operate. Manufacturing the
golf ball material and markings uses various chemicals such as inks and

solvents. The solvents are often petroleum-based or possibly chlorinated
solvents such as trichloroethylene. If a release has occurred on the property,
petroleum compounds and/or chlorinated solvents are persistent in the
subsurface and may take many years or decades to degrade, resulting in longlasting
regulatory obligations. The property's past use as a LQG with
violations and a golf ball manufacturing operation that utilized solvents and
petroleum compounds represent a REC.
� Current use(s) of the property. Is currently a vacant industrial building. The
equipment from ram golf remains within the building. The remaining industrial
equipment from the Ram Golf operations consist of the following:
- Concrete Staining. Staining was observed at the base of several pieces of
equipment located within the warehouse area. The concrete staining is
accompanied by oily rags and clean-up materials placed within the secondary
containment of the equipment rack. Concrete staining, frequent clean-ups, and
observed oil in the secondary containment are considered a REC.
- Interior Above-Ground Storage Tank (AST). A large piece of machinery
located within the building warehouse has a small accompanying fuel AST.
The above-ground Storage Tank AST appears to be approximately 30-gallons
and holds an unknown fuel. The AST appears to be in good condition, however
evidence of leaks or overfilling and
