Additional Property Attributes

The property is currently vacant and historically served as a masonic lodge. Several historic auto repair shops and fuel stations with underground storage tanks were identified upgradient and within close proximity to the subject property. A Phase II Environmental Site Assessment is recommended to assess if underlying groundwater and soil vapors are impacting the site. Asbestos was identified in floor tiles collected from the front room, the entry way, the garage bay, and the rear room and bathroom. If future renovations will disturb the floor tiles, they should all be properly removed and disposed of to prevent a release of asbestos fibers. Lead-based paint (LBP) was identified in pink paint collected from the front door trim and white paint collected from the garage bay walk through door. If future renovations will damage the LBP, the BP should be properly abated or encapsulated. Total fungi was determined to be slightly elevated in indoor air samples collected from the front room and the rear hallway/bathroom area. Any leaks should be repaired and water damaged materials should be replaced.
