Additional Property Attributes

The site is located at 130 West Dodson Street in Americus, Sumter County, Georgia, tax parcel number 41-2-35. The total site area is approximately 1.7 acres and consists of a large building that was formerly used as a maternity ward. The building is approximately 13,000 square feet and contains 14 rooms. The site is on the south side of West Dodson Street and is surrounded by residential properties. The Sumter County tax information states that the site originally belonged to Americus & Sumter County Hospital Association in 1913. The site was purchased by Americus Historical Properties Inc in 1988. Dennis Winslow purchased the site in 2003, in 2006 the site was sold to Historic Americus Properties Inc. Bonobo Properties, LLC purchased the site in 2007. The site was then purchased by Sumter Historic Trust, Inc. in 2017 and purchased by the current owner, Live Americus, LLC., later in 2017. The building onsite is currently vacant.

Historical Information
In the earliest Sanborn map reviewed (1924), the site consists of a small building labeled "Americus & Sumter County Hospital" with land surrounding. In the 1948 Sanborn map, the building appears to have been expanded off the south side of the structure and is still labeled "Americus & Sumter County Hospital". The property appears relatively unchanged in the 1960 and 1963 Sanborn maps, but the building is labeled "Americus & Sumter County Health Department". In the earliest historical aerial image reviewed (1951), the site appears to contain the structure observed in the Sanborn maps. The site remains relatively unchanged in the 1968, 1972, 1988, 1982, 1999, 1993, 2007, 2010, 2013, and 2017 historic aerial images. The 1973 and 1985 topographic maps show the building onsite and Dodson Street to the north. The later topographic maps do not show the building but show Dodson Street to the north, Hancock Drive to the west and South Lee Street to the east.

Terracon did not identify any RECs associated with the site; therefore, no additional investigation is deemed necessary at this time.

Suspect asbestos and LBP were observed within the onsite structure. Assessments for these non-scope items is recommended.

**Note: After the Phase I was completed, this property was sold to a developer. The site is being remodeled for multi-family uses. No further assessments are anticipated.
