Additional Property Attributes

A phase I ESA was performed at the subject property, which consists of a one-story commercial building, with two partial basements, and an asphalt parking lot and currently operates as a motel. Anticipated future use of the subject property is an emergency shelter and office space.
If future use of the subject property includes major renovation or demolition of the subject property building, START V
recommends performing a hazardous materials survey to evaluate the presence or absence of LBP.
START V recommends managing any identified ACM and LBP in accordance with local, state, and
federal guidelines and regulations. START V recommends identifying and removing any fluorescent light
ballasts potentially containing PCBs and mercury. If future use includes the use of the subject property
basement spaces for offices or residential space, START V recommends installing a radon mitigation
system to address the potential presence of elevated radon levels in the county.
Regarding the REC and VEC for the Atlas Motel, START V recommends (1) conducting a soil vapor
assessment or installing a vapor mitigation system during the redevelopment of the subject property,
and/or (2) conducting a Phase II ESA to document potential groundwater contamination at the subject
property.
