Additional Property Attributes

Approximately 11,500 square feet and 40 linear feet of asbestos-containing materials were identified in the building. These materials must be properly removed and disposed of prior to any building demolition or renovations that may disturb the materials. Doors on the west and south sides of the building tested positive for lead-based paint, as well as paint on the east wall of the gymnasium. Several off-site facilities within close proximity to the subject property were identified as former industrial facilities or historical drycleaners. A Phase II Environmental Site Assessment was completed in the summer of 2023 to determine if the off-site facilities have impacted the environmental integrity of the subject property. The compound 1,3-butadiene was detected in seven of the nine exterior soil gas samples above the residential Nebraska Department of Environment and Energy (NDEE) Voluntary Cleanup Program (VCP) Remediation Goals (RGs); however, the elevated 1,3-butadiene is likely a false positive attributable to the sampling method. No other compounds were detected in soil gas at concentrations exceeding an NDEE VCP RG. Benzene, 1,4-dichlorobenzene, chloroform, and ethylbenzene were detected at concentrations above residential NDEE VCP RGs in the indoor air. Concentrations of these compounds in the outdoor ambient air and collocated sub-slab soil gas samples were either non-detect or below the concentrations detected in indoor air, suggesting that the source of these compounds is within the building and not due to a release to the environment. Based on this information, no further investigation is recommended at this time.
