Additional Property Attributes

St. Albans Air Force Station (part of the Vermont State Park system prior to federal ownership) In 2003, AFB, LLC purchased the 91.71-acre parcel with plans to develop the property for residential use. The Laroe/AFB parcel is currently vacant with the exception of partially demolished structures, several communications towers, and out-buildings that remain from federal use of the property. US Army Corps of Engineers is currently conducting groundwater testing to define the extent of groundwater contamination confirmed on an adjacent parcel of the former Air Force Station. (PPF attached to QR 12, 7/1/06-9/30/06) US Army Corps of Engineers has completed its groundwater investigation. Drinking water at neighboring properties was sampled and did not contain contamination. Deep bedrock wells were drilled on the AFB property. Trace amounts of TCE were found, and are below action level. A health risk assessment was completed, and the risk is within acceptable range. Corps staff noted that should groundwater at the property be used as a drinking water source, draw down from water pumping could increase the risk. The Corps plans to meet with the property owners and DEC staff to discuss the report. Contamination issues identified during the NRPC�s brownfields assessment process will be reviewed by the Department of Defense�s Formerly Used Defense Sites program (FUDS). Each identified contamination issue must be screened to determine whether it is eligible for federal assistance.
