Additional Property Attributes

The revolving loan was issued to address asbestos abatement of buildings, disposal of asbestos contaminated demolition debris, and disposal of abandoned containerized chemicals left in the building by previous owners. Redevelopment of this former paper mill complex in Lincoln, NH will result in a 150-170 room resort encompassing 250,000 sq. ft. Amenities are expected to include restaurants, retail outlets, a 250 seat theater, museum, and access to the Loon Mountain Ski area expansion. The town of Lincoln has experienced under employment since the paper mill closed many years ago. This project will provide for 100 new full and part time jobs. Leveraged construction costs are estimated at $30 million. The increased value of the property upon redevelopment will substantially add to the Town of Lincoln's tax roll.

Former Use: The former Franconia Paper Mill occupied numerous properties along the western bank of the East Branch of the Pemigewasset River. This site consists of Parcel C of the mill property. The site was first developed in 1892 and was operated as a pulp and paper mill until in closed on June 11, 1980. The property was purchased by developers in 1985. Mill buildings on the subject property were in poor structural condition and laden with asbestos-containing building materials. As a result, they posed an exposure hazard to asbestos if the buildings came down by natural causes or arson. Demolition of all on site buildings was completed in 2010.
