Additional Property Attributes

A 22.56-acre site, located on reservation land in Reno, NV, is the location of significant environmental assessment and remediation. An initial assessment of the of the site identified numerous 55-gallon drums of waste oil and other substances, surface staining, above-ground storage tanks, construction debris and buckets of waste oil, a painting operation and lights ballasts and fixtures. Soil sampling conducted on the site, near the location of a former radiator repair facility, also detected elevated levels of lead. The site also contained nine septic systems and associated leach fields. Remediation costs now bring the estimated total to be approximately $900,000. The Revolving Loan Fund will provide funds to cover costs of cleanup of this property which is the proposed site of a new retail store. The site is being cleaned to accommodate subsequent development with eventual lease to vendors on a long-term ground lease. Further, this development will have a positive impact on the economy of the Reno area through increased revenue and infill development. The loan applicant would not qualify for conventional bank financing without the special provisions of this program.
