Additional Property Attributes

The former Berwick Hotel site is located in Downtown Rutland and consists of three separate parcels including a 17,897 square foot parcel (known as the Pit); a 3,424 square foot parcel (known as the Herald newsroom); and a 18,230 square foot parcel (known as the Herald pressroom). A portion of the site is located in the Downtown Rutland Historic District and the area is zoned as Downtown Business with municipal sewer and water connections. Past land uses at the site include a hotel, shops, a dry cleaners, a dyers and cleaners, residential use, garage and auto sales facility and more recently the Rutland Herald pressroom. The former hotel with shops and the dry cleaners were destroyed by fire in 1973.

Site soil contaminants include buried building materials, chrysotile asbestos, VOCs, chlorinated VOCs, SVOCs, PCBs, arsenic and several metals. Variability in groundwater contaminant concentrations was observed, including dissolved and total iron, manganese and iron related bacteria. Currently, a Corrective Action Feasibility Investigation (CAFI) and Corrective Action Plan (CAP) have been conducted in conjunction with redevelopment plans for the site.

Presently, the Pit is used for municipal parking, the newsroom is used as office space (recently redeveloped by the Housing Trust of Rutland County) and the pressroom is used for storage and office space. The Belden Company purchased all three properties in 2020.

With the recent redevelopment of the Newsroom building/parcel by the Housing Trust of Rutland County, the Pit and Pressroom parcels are in redevelopment planning stages by the property owners, however need more assessment and remediation planning work. A feasibility study has been conducted based on a proposed redevelopment into hotel/conference space/residential uses.
