Additional Property Attributes

The Phase I ESA revealed some possible areas of contamination: 1 potential presence of lead, arsenic and/or pesticides in the orchard 2 Several unsecured containers with oil, fuel and antifreeze throughout the immediate vicinity of the on-site residence with potential impacts to the soil 3 Abandoned vehicles with potential presence of localized soil impacts from lubricant and fuel leaks 4 A depression in the soil where an airplance crashed many years ago 5 Two stockpiles of unsampled imported soil from a restoration project 6 potential contamination from a fire that destroyed a residential structure and fuel tank in 1994. All of these concerns will be addressed in a Phase II ESA in the near future.

Former Use: The subject property was utilized for agricultural purposes with a five-acre fruit orchard from 1956-1994. Currently the orchard totals about 1.38 acres and is not kept up. Approximately 10 acres of the southern parcel is predominantly coniferous forest with trees aged 15-25 years old. The Dungeness River flows to the northwest of the property and a small portion of the property is located within the 100-year floodplain. The Jamestown S'Klallam Tribe purchased the property in 1994 and rents out the mobile home on the property.
