Additional Property Attributes

The Marion Central Corridor Master Plan highlights the site within Phase 3A of its redevelopment efforts. Specifically, the Master Plan identifies the site as the location of a newly-expanded 22nd Street. The proposed north-south roadway will re-establish the grid system within the corridor and help alleviate future congestion along 6th Avenue. Further, the roadway will eliminate significant connectivity issues as no north-south road connecting 5th Avenue and 7th Avenue currently exists between 19th and 31st Streets. The City of Marion submitted an Iowa Brownfield Redevelopment Program grant application in December 2010 seeking to secure additional funds to purchase the site.

Former Use: The property contained both a vacant lot and residential development from 1913-1954. The site also had a railroad siding running along its northern portion during the aforesaid time period. The property included commercial development from 1957-1970 and light industrial development from 1976 to the present. Commercial uses consisted of a dairy supplement store in 1961, a vacuum distributing company in 1966, and a recreational vehicle sales and service store from 1976 to 1986. Industrial uses include various construction and home improvement companies from 1976 to the present. The site currently contains an office building, shop area, and a shingle storage/shingle shredding building associated with a roofing company.
