Additional Property Attributes

Due to the results and delineation of the Phase II assessment, concerns regarding the extent of contamination was addressed. The property consisted of vacant warehouses and is now a full scale residential development with two 12 story buildings totaling 339 units.

Former Use: According to historical records, the entire property boundary included various business operations beginning in the 1930�s. The adjacent lots that make up the 2.4 acres contained a furniture store, a dry cleaner, and a chemical storage company. When Lubins Development Corporation considered purchasing the property consisting of the abandoned warehouse buildings, there was no indication of a previous environmental assessment. A phase I investigation funded by Lubins revealed the possibility that an Underground Storage Tank could be located on the property grounds. The 2000 gallon UST was located in 2008, and removed from the property. After the tank removal and excavation within the immediate vicinity; samples were collected which indicated elevated soil vapor levels. Additional soil was removed which totaled up to 20 tons. A monitoring well installed near the excavation area revealed the presence of groundwater contamination with petroleum constituents (BTEX) and Lead.
