Additional Property Attributes

The Little Haiti Housing Association (LHHA) is an organization that is very involved in the residential awareness and outreach process of the Little Haiti EPA Grant recipient community and has expressed long term concern that the adjacent contaminated Koppen/St. Jude dry cleaners would affect future plans of the association either relocating to another building and/or depreciate the property value of the building, and be a hazard to nearby residential property. The adjacent dry cleaners has a history of notices of violation issued via DERM dating back to 1996 and has continued to receive them as recently as 2008 for both improper industrial waste discharge and operating without renewed permits. The dry cleaner currently has an open file at DERM and the complete extent of contamination is currently unknown due to no action taken by the owners of the dry cleaners since contamination was documented. The last investigation in 1996 presented evidence that the contamination was flowing in the direction of LHHA via the alleyway that separates the two businesses. The dry cleaner facility did however enter the State of Florida Drycleaning Solvent Cleanup Program in 1997, but has yet to receive assistance from the State to help fund the assessment and cleanup for the small business dry cleaner. Due to an ongoing working relationship with the Little Haiti Housing Association, their efforts within the community, and a partnership commitment for the Job Training Grant that Economic Initiatives recently applied for to the EPA, a phase II environmental investigation was conducted via grant funds on the property. The assessment was recently completed within this reporting period and the results were in favor of the LHHA not having any impact to their property from the contaminated St. Jude Cleaners with the Koppen Center Shopping Plaza. The sampling results from the assessment provided assurance that the LHHA was not being affected by contamination from the adjacent dry cleaner. THe LHHA was able to present the document to their financial instittion for grant subsidies to be used for improvements to their building.

Former Use: The Little Haiti Housing Association continues to own the building. The previous ownership was for office space as well.
