Additional Property Attributes

Nu-Way Auto Garage is a family operated business in Little Haiti that began in the 1950s and has operated as an auto garage, body repair, and towing facility up to the present date. In early 2008, the owners of Nu Way Auto Garage expressed their intent to sell the property. The City of Miami is interested in purchasing the 35,643 square feet of land that Nu-Way occupies as a transportation depot for City of Miami operated vehicles. Before the City of Miami expressed interest to purchase this property, there were concerns regarding the environmental status and cost to cleanup, which almost resulted in the City of Miami choosing other locations. E.I. stepped in with available EPA funding to start the environmental investigation. The City Public Works Department requested a separate Phase I and Phase II. Although E.I. does not have enough grant funding in the Little Haiti Grant to cover the cost for both, it was beneficial to provide a portion of the assistance as an incentive to prevent this property creating blight to this area. With the long term operation of the same business at this property and uncertainty of contamination, it would have been difficult to make sure that this property could be reused in the near future. The Citys plans for this property will ensure that the property will be used as a long term operation. Due to the same ownership and operations since the 1950s, no environmental investigation was ever conducted on the entire property that Nu-Way occupies with the exception of a storm drain violation which was soon followed by soil and groundwater analysis in 2003. The 2003 investigation exhibited no impact of soil and groundwater. Due to the Citys interest to purchase the property, and the business operations that include both petroleum and hazardous substance materials on site, The City of Miami conducted an environmental assessment funded through the Little Haiti Assessment Grant. The assessment was completed within the reporting period and the results of the investigation indicated that there is a possibility of impacts to soil and groundwater based on site operations and previous inspection records of the facility by Miami Dade Department of Environmental Resource Management (DERM). The Phase II of the property is being funded through the Public Works Department of the City of Miami. The Phase II results indicated that there was no contaminant of concern above Cleanup Target Levels.

Former Use: Since 1950's, the ownership of the property was to Nu Way Auto Garage. The City of Miami purchased the property after the conclusion of the Phase II assessment.
