Additional Property Attributes

Current owner has plans to redevelop the former airpark into a large mixed-use development including housing, retail, entertainment, and office space. The current owner worked closely with the City's Brownfields program prior to acquisition of the property to meet requirements to qualify as a bona fide prospective purchaser and ultimately be eligible for funding from the City's BCRLF. Oklahoma City's BCRLF Coalition tentatively approved the current owner for a cleanup loan of up to $587,800. However, since then, further assessment work is considered necessary to define the solvent plume. This Phase II work and cleanup plan must be prepared to satisfy regulatory requirements and to determine the most prudent remediation approach. With the funds under a different grant, BF96679801, contractor will review existing assessment doucments & develop technical summary memo, attend project meetings with OKC & DEQ Brownfield Staff, prepare work plan for additional phase II activities, evaluate remedial alternatives, prepare a risk assessment if need, attend public meetings, project mgt. & associated pre-clean up planning activities. The actual field sampling & further Phase II assessment work (~$60,000) is being funded under 2B96695601.

Former Use: The site operated as a commercial aviation airport from July 1947 to June 2005, when it was closed permanently. Following its closure, the property fell into receivership and was subsequently acquired by the current owner. Many environmental studies were conducted by the receivership and other entities. A trichloroethene (TCE) plume is the main environmental issue of concern. Previous studies have documented TCE and other volatile organic compounds in an approximate 4-acre portion of the site near a former maintenance hanger; however, these studies are inconclusive regarding the extent of contamination. Owner has signed MACO with DEQ to enter the state Voluntary Cleanup Program.
