Additional Property Attributes

Based on sampling conducted during this Phase II TBA, site soils appear to have been affected by historical activities associated with RECs associated with the surrounding area and the concrete washout facility located in the north corner of the property. The soils directly below the concrete washout facility appear to have significantly higher pH values than those soils hydrologically downgradient to the south. Concrete washout material likely has altered the pH of the surficial and subsurface soils, in some instances to depths of 12 to 14 feet bgs. SVOCs have also been identified in the site soils at levels above Nebraska VCP RGs for residential soils. Given the anticipated future land use at the property as a stormwater lake and wetlands, and potential effects of pH on stormwater runoff and the adjacent Big Blue River, the presence of the concrete source material overlying native soils and SVOCs in the site soils should be addressed prior to redevelopment.

Former Use: The site currently is used to stock pile aggregate, stone, concrete waste, and wash out concrete trucks. The southern portion of land is used as agricultural land.
