Additional Property Attributes

Current Condition/Description: The Riverfront Parcel is a vacant brownfield site which has been capped. WDNR site closure has been obtained with continuing obligations. Future redevelopment requires a cap-modification plan with additional remediation to accommodate non-industrial uses. Former Use/Ownership: From at least the 1883 to 1907, the Property was primarily used as a lumber yard and coal storage and distribution facility, with the assumed transfer of materials between cargo ships and railcars. The National Coal & Supply Co. occupied the Property from at least 1936 to the early 1980s, with most of the Property used to store coal. During the 1960s, a building likely used by a furniture manufacturing business was constructed on northern end of the Property. Future Use: The site, along with adjacent parcels, is proposed to be redeveloped as part of the City/RDA's Shipyard project. The adjacent Green Bay and Western Rail site is planned to be redeveloped with a public outdoor event space, marina, urban beach, and shipping container merchant park/business incubator. Approved future redevelopment of the Riverfront Property includes the construction of two four-story buildings. One building is planned to include a 4,000 square foot restaurant, underground parking, and 129 market-rate apartment units. The second building is planned to include 96 market-rate apartment units. A public trail is planned to be constructed along the entire span of the property's waterfront. The WDNR approved a post closure cap modification plan for the site in June 2021 and a Materials Management Plan in March 2022. Construction on shoreline improvements is taking place in 2022 and 2023. Construction on the private mixed-use development is anticipated to start in early 2024.
