Additional Property Attributes

Review of standard records conducted during the Phase I ESA indicates that several woodworking and cabinet shops operated at the subject property since at least 1953. These type of manufacturing facilities historically used paints, lacquers, stripping agents, and other chemicals that potentially contain volatile organic compounds VOCs. Historical aerial photographs reveal that materials were stored outside of the site structures. In addition, common storage and disposal practices employed during this period may have led to a release of VOCs to the site soil and/or groundwater. There was no documentation readily available to Allwyn Environmental demonstrating that assessment has been conducted to identify whether site soil and/or groundwater has been impacted by historical manufacturing operations. Therefore, Allwyn Environmental recommends that soil samples be collected from the site and analyzed for VOCs to identify potential impacts to site soil and/or groundwater. The completion of this ESA will assist in future redevelopment of the site, primarily for commercial uses.

Former Use: Between 1944 and 1953, various woodwork and cabinet manufacturers conducted operations from the subject property until sometime between 1983 and 1988. Between 1983 and 1988, a coffee and espresso machine manufacturer conducted operations from the subject property until sometime between 1993 and 1988, at which time Aqua Star International LLC began to operate from the subject property and does so until present day. In 1958 there were two structures located on the subject property and an additional structure was constructed in the northern portion of the subject property between 1958 and 1967. The parking lot was resurfaced between 2002 and 2005.
