Additional Property Attributes

The Phase I ESA revealed evidence of the following recognized environmental condition in connection with the subject property: � Historical record reviews and interviews revealed that the subject property has been used as an automobile maintenance and salvage yard since the 1950s. The present tenant has been conducting these types of operations on the subject property and the properties to the east and west of the subject property since the 1970s. The records review did not provide documentation related to the operation of the facility and environmental assessment, if any, completed at the site. Additional assessment should be conducted and soil and/or groundwater samples should be collected and analyzed for Polynuclear Aromatic Hydrocarbons PAHs, eight RCRA metals, and Volatile Organic Compounds VOCs to identify potential impacts to soil and/or groundwater. The completion of this ESA will assist in future redevelopment of the site, primarily for commercial uses.

Former Use: The subject property is located two lots west of the southwest corner of 26th Street and 4th Avenue. Interviews indicate that the subject property was first developed during the 1920s or 1930s and once contained a slaughter house for pigs. Between 1951 and 1953, South Fourth Avenue Steelworks began conducting operations from the subject property however operations were discontinued sometime prior to 1959 and Quinlan�s Machine and Auto Salvage began to conduct operations from the subject property. The property continued to be used as an automobile salvage and maintenance yard through the years and now operates under the name G & F Auto. The automobile salvage and maintenance yard also occupies the lots to the east and west of the subject property.
